That's quite generous actually, we've had some really crap offers on £35k-and-not-much-else final fives before.

I wouldn't take it though, on a £35k board I'm going down to the final offer at least.

Hm... I'd deal here. Though £3,000 is a backup, it's a considerable drop to £500, and then to £5 and £1.
